HCV (Section 8)

HCV or Section 8 exists to provide housing solutions for low income families.

The program provides families with a certificate or voucher that allows them to lease an apartment or home from a landlord who accepts the voucher.

The Housing Authority administers the Section 8 Housing Choice Voucher Program for the City of Fulton. A Section 8 Voucher helps eligible families pay the rent for apartments owned by private landlords.

When a family is selected from the waiting list, FHA will notify the family by mail that a briefing is to be held along with the time, date and location of the briefing. At the briefing, the family will receive a packet containing all required information about the HCV program along with their Housing Choice Voucher and a list of possible landlords or other parties known by FHA who may be willing to accept the voucher.

The tenant and landlord enter into a normal lease agreement with each party responsible for abiding by the terms of the contract. The tenant is also responsible for paying the damage deposit to the landlord.

The FHA has 110 Housing Choice Vouchers. Residents under Section 8 pay approximately 30% of their gross income and the FHA pays the difference. The FHA helps over 200 people under this program.
